Agricultural land and woodland at Alice Bright Lane divided into 15 plots and marketed for sale “with development potential”

This site of protected Ancient Woodland and priority habitat was acquired by a company in the Isle of Man in December 2021, carved up into plots and marketed for sale at auction.

Article 4 Direction

Thanks to local residents voicing their concerns to Wealden District Council, a rare Article 4 Direction was issued for the whole site. This Direction removes all permitted development rights from the site, giving Wealden planners control over the activities of all plot owners.

Tree Preservation Order

An emergency Tree Preservation Order was placed on the site by Wealden District Council as soon as they were alerted to the marketing of the plots by concerned residents. The Order has since been made permanent to protect the substantial woodland at the site.

Planning Application WD/2022/0270/FR

Thanks to the objections raised by local residents, the scope and scale of the proposed fencing and hardstanding plans were scaled back by the applicant. The final approved plan was a victory for residents who sought to preserve the rural landscape and public visual amenity.

This site remains at risk of future development. All development in Alice Bright Lane must be opposed to avoid setting a precedent which can then be leveraged by other local land owners.
